This is a home that could never sell in a traditional manner. The wife did not want to move even though they needed to. The thought of moving was so difficult on her that should could not even talk about it. She had no interest in having her home on the market for months and months and would never have let people into the house anyway. This family still needed to get absolute maximum market value for their home because they had a large mortgage that needed to be paid off. The wife left for one day while we did our photographs, home inspection and termite inspections. She left again on the day of the sale. Even with our team of dedicated specialists we were a little concerned about taking on this home. Two other real estate companies had refused to list this home because this was going to be a major project. One of the bathrooms had been demolished due to toxic mold and never put back together because this home was also facing a foreclosure and the owners were not interested in putting another dime into this property. This home clearly needed to get top dollar for the bank, the family had a new baby so they were not comfortable with people coming over interrupting their privacy for months and months. The mere mention of toxic mold would sent most buyers running for the hills and getting a bank to loan on this home was going to be a major challenge without the functioning bathroom. On top of all this, dozens of hours would need to be spent communicating with the bank to negotiate the short sale. We found a special home rehabilitation loan for the buyer that gave extra money to repair the bathroom and then spent dozens of hours negotiating the short sale with the bank. No single real estate agent could have pulled this off without an anurisim. Because we work as a team, each with specialized skills who handle different aspects of the home sale process no one person in our group became frustrated with the long and difficult project that we had taken on. Here was a family facing foreclosure with a small child and two pets. The husband was working double overtime to keep things afloat and the wife was looking for a job and watching after their one year old. The last thing they needed was the constant interruption of home buyers and the hassle of keeping the house clean and ready to show at all times. There is a misunderstanding in the marketplace that short sales can sell for less than top market value but in most cases the sellers need to get top dollar to reduce their risk of taxable consequences and recourse from the bank. The bank also needs to recapture every dime possible from the house. Short Sales are never an easy task. Banks are difficult to deal with, there are layers and layers of red tape and they are overwhelmed and understaffed so getting anything negotiated can be difficult. Even though we sell a home in One Day it can take months and months to get an approval from the bank for a short sale. We had approximately 500 people show up for the sale with over 180 offers. We found a cash buyer at the highest price possible who took the home “As Is” because the bank wasn’t willing to make repairs. The buyer was in the construction industry and had no problem with the items on the home inspection we provided. We negotiated with the bank for a few months, the buyer waited patiently and even gave the sellers extra time in the house for free while they moved into their new rental home. This home was interesting in that it had been listed before with another real estate company for 187 days and sat on the market with almost no activity and no offers. We listed the property after their listing contract expired, as we often do, and remarketed it as a One Day Sale. We had approximately 200 people and over 50 offers and the sellers were stunned. The price achieved at the One Day Sale was $550,000. However, the sellers clearly remembered a time when their home was worth more and just couldn’t face the fact that the market had declined this much from the high of only a few years earlier. We told them if they wanted to be absolutely sure they had gotten the highest price for their home then they could just decline all the offers from the One Day Sale and put the home back on the market with another home selling system we had developed. This is basically an accelerated version of the traditional home selling methods that we call our Ten Day Sale. This produced a price within a week of $546,000. $4000 lower than the One Day Sale had achieved. The sellers finally had to face the reality of the market. Shortly after we closed escrow on this home the values in the area took another dramatic drop and currently this home may be worth $460,000. This home was a complete mess. The owner had stuff everywhere and there really was no other way to get this home could ever be sold for the maximum value besides the One Day Sale. She had a teenage son, two dogs and here house was in the foreclosure process even though she still had a little equity left. We stopped the foreclosure sale date on her home with the bank and had her clean up parts of the house to get our photographs. Then had her prepare the home for the One Day Sale by putting all of her stuff into boxes and stacking it in the Garage. We never even saw the floor until the day of the sale because there was so much stuff everywhere. For the One Day Sale the house looked pretty good and we had a good turnout of about 400 people with 70 or so offers. The home was actually sold on that day for $440,000 but all the appraisals kept coming in at $405,000. All of the top buyers had financing and none of them had the extra money so eventually the only way to get the home sold was to reduce the price to the actual appraised value of $405,000. In this case, the price achieved at the One Day Sale was actually $35,000 over its actual value. Sometimes we are able to get the buyer to pay the extra money if the appraisal comes in low but often the buyers just don’t have the extra money. In this case the seller felt that she had gotten the best price possible and was able to get out of the home, with money, and avoid foreclosure. Top of Page

It was raining off and on all day during the One Day Sale and this was going to be the highest price home we had done up to that time. About 300 people show up on that day and we received over 40 offers We ended up selling the home for $935,000, a price that the tract had not seen in a very long time for that model. The owners and the other residents in this complex, The Parkhurst Community, were thrilled with the outcome. The sellers said it was the best home selling experience they had ever had and they had bought and sold many homes before. As a side note the buyers for this home ended up purchasing most of the furniture in the property above the sales price which is what the home sellers where hoping for.Top of Page

This home sat on the market with very little activity for 222 days with another real estate company until it expired and our company was hired to do the One Day Sale. Part of the problem with this home was that the seller had three small dogs who would bark insessently at anyone who came into the house. This alone would ruin any emotional attachment that any buyer might have for the house. The house also showed poorly because there were dog toys, food dishes, baskets and other dog paraphanelia all over the house. The photographs that had been done previously were very poor and so the home had never shown well in any marketing that was done by the previous real estate company.
